The Process of building a home extension
1. Consultation & Project Scope
We visit you at your home to discuss your ideas and determine what options are the most likely to work with your allocated budget.
2. Concept Design & Cost Estimate
After meeting with one of our designers, a concept design will be created with the aim of balancing your wants with your budget. A cost estimate is developed to give you an understanding of the costs to build your concept design.
3. Building Consent Drawings
Once the final design has been agreed on, the detailed construction drawings will be produced.
4. Fixed Price Quote
On completion of the building consent drawings, a fixed price quote can be developed for your project. We need to know all the intricate construction details to ensure your quote is as comprehensive and accurate as it can be.
5. Contract
A contract, based on the fixed price quote and including a comprehensive scope & specification is put together for you to sign. It will ensure tight cost control and minimise the risk of a budget blow-out.
6. Council Approval & Permits
We handle all the necessary paperwork and all relevant approvals and consents are organised.
7. Construction
Time to sit back, relax and watch the transformation start to take place. Ensure you keep up-to-date on the build schedule and project financials via our 24/7 online project management software.
8. Final inspection & handover
The final building inspection with the council is arranged and your newly renovated home is ready for you to settle into.
Things to consider when planning a home extension
The contour of your site can impact the design and construction process. The slope of your land can influence the type of foundation required. On a flat site, standard foundations are typically sufficient, but on sloped or uneven ground, more complex solutions involving retaining walls or large piles might be needed to ensure stability. This can impact the cost and complexity of the build.
The types of rooms involved in a home extension can significantly impact your build costs. For example, a kitchen or bathroom is more expensive than a bedroom or living room because of the need for additional plumbing and electrical work as well as ventilation. Kitchens also require specialised cabinetry and appliances while bathrooms need waterproofing and tiles.
One of the first things to establish is whether the local Council regulations will allow you to build a home extension. The site coverage and height-to-boundary rules are key to determining the answer, but some areas also have special character overlays that need to be considered as well. And if you own a cross-lease property, further checks may also be necessary.
Living spaces are typically positioned on the north side of a home to maximise all-day light, with access to the main outdoor space for entertaining. Bedrooms and bathrooms on the other hand, are often placed on the south side where they receive less direct sunlight. A well-designed home extension should be orientated to enhance livability.
